As a Project Manager, you will work autonomously, resolving conflicts and coordinating efforts within the Brad Cole Construction Team when required. Your role is pivotal in keeping team members informed about project progress, production, and schedules. You’ll provide recommendations, solutions, and actions to address problems or potentially contentious issues.
Job Requirements:
- A Bachelor's Degree in Construction Management or Engineering is preferred.
- A minimum of 10 years of Construction Management experience is required.
- Strong staff development skills to inspire energy and creativity.
- Proficiency in budget preparation, logistics management, and employee supervision.
- Effective presentation and negotiation skills.
- Exceptional multitasking abilities and strong communication skills.
- Proficiency in various computer programs or a willingness to learn new software.
- Excellent judgment for handling situations and making cross-departmental decisions.
- Willingness and ability to travel.
- Positive attitude and a proactive approach.
- Familiarity with various computer programs, such as MS Word and MS Excel, or a readiness to learn new software.
- Experience with Microsoft Office, Bid to Win, Primavera P6, AutoCAD 3D, Agtek, or similar software.
- Experience with Takeoff Software estimating software is a plus.
- Strong organizational, analytical, and problem-solving skills.
About Key Responsibilities:
- Ensure strict adherence to the Brad Cole Construction Safety Plan, with a focus on fostering a safety-first culture.
- Continuously monitor project site activities and promptly address safety violations or other identified issues.
- Conduct STEP Safety Observations.
- Maintain responsibility for health, safety, and environmental matters on the assigned project.
- Oversee quality control on the project.
- Develop a work plan to ensure the safe, on-budget, and on-schedule completion of the project.
- Act as the primary point of contact for the contract/project on behalf of Brad Cole Construction.
- Ensure proper execution of the Brad Cole Construction contract scope.
- Ensure compliance with the project schedule, including baseline creation as per contract requirements and monthly schedule updates.
- Collaborate with Pre-construction to finalize the project budget.
- Manage and monitor production goals to meet schedules and budgets.
- Assist in preparing subcontractor contracts, and post-contract award, assume responsibility for subcontracting and purchase orders.
- Ensure subcontractors execute their contract in alignment with Brad Cole Construction.
- Approve subcontractor invoices.
- Ensure the accuracy and timely submission of Project Monthly billing as per contract requirements.
- Ensure daily reports are accurately completed using B2W and in accordance with contract requirements.
- Monitor contract performance to maintain or exceed scope, schedule, budget, and customer expectations.
- Manage cash flow projections and ensure client payments align with contract requirements.
- Coordinate project start-up and close-out activities.
- Attend required project meetings.
- If not assigned to a specific site, conduct periodic site visits to ensure the project's scope, schedule, and quality goals are met.
- Coordinate equipment utilization.
- Lead in developing notices, cost proposals, and schedule impacts for all contract modifications, ensuring they are submitted per contract requirements.
